Property bought 2011 to 2014: the special Capital Gains Tax relief
Last updated 16 October 2026
Land and buildings bought between 7 December 2011 and 31 December 2014 and held for four to seven years are fully relieved; longer, partly.
Property bought in Ireland or elsewhere in the European Economic Area between 7 December 2011 and 31 December 2014 gets its own relief. It was brought in to restart the property market.
- Owned for at least four and up to seven years: the whole gain is relieved.
- Owned for more than seven years: seven years' share of the gain is relieved.
- Owned for less than four years: no relief.
Revenue's example
Jane bought a house on 1 January 2012 for €250,000 and sold it on 1 January 2024 for €280,000. That's a gain of €30,000 after 12 years.
| Gain | €30,000.00 |
| Relief: 7/12 of the gain | (€17,500.00) |
| Annual exemption | (€1,270.00) |
| Capital Gains Tax at 33% | €3,705.90 |
The relief goes on the return as relief under section 604A, with the gain shown before the relief.
