Mortgage interest tax credit: the last year is 2026
Last updated 16 October 2026
Homeowners can claim 20% of half the rise in mortgage interest since 2022, up to €625 for 2026. Claim it after the year ends; 2025 was worth up to €1,250.
The mortgage interest tax credit helps homeowners whose mortgage interest went up after 2022. It was introduced for 2023 and extended to 2024, then by Finance Act 2025 to 2025 and 2026. It reduces income tax only, not USC or PRSI. Budget 2027 didn't extend it, so 2026 is the last year.
Who can claim
According to Revenue, you qualify if:
- you had a mortgage on your main home on 31 December 2022, with between €80,000 and €500,000 outstanding
- the home was your main residence in 2022 and in the year you claim for (or the home of a dependent relative)
- the interest you paid rose from 2022 to the year you claim for
- the home is up to date with Local Property Tax and planning rules
How it's worked out
| Year | Rise in interest that counts | Cap on that rise | Most credit |
|---|---|---|---|
| 2023 to 2025 | All of it | €6,250 | €1,250 |
| 2026 | Half of it | €3,125 | €625 |
The credit is 20% of the qualifying amount, and Revenue's examples work it out this way.
An example
A homeowner paid €6,200 of interest in 2022 and €11,400 in 2026, after their fixed rate ended.
| Interest in 2026 | €11,400.00 |
| Less interest in 2022 | (€6,200.00) |
| Rise | €5,200.00 |
| Half of the rise, for 2026 | €2,600.00 |
| Credit at 20% | €520.00 |
If they paid €12,100 in 2025, the 2025 credit is €1,180: 20% of the full €5,900 rise. Only one credit is given per property; two people paying the same mortgage share it in proportion to the interest each paid.
You need income tax to set it against
The credit can't be more than your income tax for the year. If it is, you get back only the income tax you paid.
Claiming it
Ask your lender for a certificate of mortgage interest for 2022 and one for the year you're claiming. Also ask for confirmation of the balance on 31 December 2022. Claim after the year ends: PAYE workers through the income tax return in myAccount, uploading the documents to Receipts Tracker; self-assessed people on Form 11, uploading them through ROS. You can claim back four years, so 2026 can be claimed until the end of 2030.
