Capital Gains Tax (CGT)
Tax on the gain when you sell or give away an asset: 31% for disposals from 7 October 2026, 33% before.
Capital Gains Tax (CGT) is charged on the gain, not the sale price: the proceeds less the cost and allowable expenses. Budget 2027 cut the standard rate to 31% for disposals on or after 7 October 2026. Development land stays at 33%, and some gains have special rates.
Each person has a €1,270 annual exemption. Losses come off gains first.
